Where is located "El Conquistador" in Cartagena Colombia?
El Conquistador is situated in the prime tourist area of Laguito, Bocagrande, by the side of the Hilton International. It is only 15 minutes from the airport and 7 minutes from the old walled city; perfectly situated to enjoy Cartagena’s wonderful mix of beach and culture.

The area is quiet, but a plentiful range of restaurants and nightlife can be found a short walk away.

The beach is directly opposite the apartments. It is gently sloping, clean and safe to swim from. Chairs, and sunshades are available to rent at a modest cost.
El Conquistador has two swimming pools, and a tennis court.

The ground floor has a laundry service, internet café, and small supermarket and restaurant which offers a meal delivery service to the apartments.
What are your terms and conditions to rent an apartment?
Furnished Apartments. Bookings and Cancellations.

1- BOOKINGS:

Bookings will only be accepted from adults aged 18 and over. Bookings will be accepted on receipt by e-mail or telephone at our offices (57 5) 661 9636 or Mobile (57) 315 704 9229 on the properly completed booking form available. Fifty per cent of the total payable amount must be deposited at the time of making the reservation. Payments may be made in cash, through Bank Transfer, Paypal or Western Union.

2- FORMS OF PAYMENT:

There are three ways to pay us depending on where you live. If you live in Colombia make payments by a bank transfer, if you live abroad by using Paypal or Western Union and if you live in the UK by cheque to Mr Rafael Perez Guzman.

By a bank transfer to the account # 504-676-8943-8 of Banco Conavi, to the account name Apartamentos Cartagena. Send us the receipt by fax with your name on it.

3- GENERAL CONDITIONS:

Check-in time is after 3pm. Please advise us of your arrival time so that we can be in the reception area to welcome you with the keys. If you are going to be late please call us to let us know. Check out is at 12 midday. Please advise us of the time you wish to leave so that we can be there to check the apartment and receive the keys.

The maximum number of guests for each apartment must not be exceeded. Parties may not be held in apartments, and guests are expected to be thoughtfully of their neighbours. Any violation of these rules may lead to eviction.

Any problems with the apartment should be notified to the administration immediately in order to allow us to resolve it.

Charges for public utilities are included in the rent. (electricity, water, cable TV). All apartments are fully furnished and equipped, with kitchen utensils and bed linen; towels may be rented at extra cost. The minimum stay for which an apartments may be booked is 2-days .

Cartagena Apartments undertakes responsibility for all paperwork concerning bookings. Should an unforeseen event occur which is beyond our control, an alternative similar accommodation will be provided on your arrival.

You will be received at the apartment, where we will show you the premises and provide information concerning its operation. Information about area and tourist attractions, means of transport, restaurants, malls, etc. will also be offered. The contracts and the inventory will be signed and the outstanding balance will be paid at that moment. The apartment must be returned in the same conditions in which it was received.

4- CANCELLATION:

Cancellations must be made at least 15 days prior to arrival. For cancellations made at least 15 days prior to arrival Cartagena Apartments will refund 80% of the amount received in respect of the booking, less the charges associated to the transfer of money. Please note that if a booking is cancelled less than 15 days in advance, no amounts received in respect of bookings will be refundable. Amounts received in respect of rent will not be refundable. Likewise, if you decide to shorten your stay, please note that no amounts will be refundable for it will be deemed a breach of contract. We advise customers to take out travel insurance from the date of booking to cover themselves for illness or other reasons that may prevent travel.

5- EXTENSION OF STAY:

Please contact us as soon as possible should you wish to extend your stay. Because of prior bookings extensions may not always be possible, or may involve a move to another apartment.

Your use of our web site and services constitutes your binding acceptance of all Terms and Conditions, Privacy Policy, and Booking Conditions and Cancellation Policies. If your do not agree with them, please refrain from using our site and/or services.
What else do you have for rental apart from the apartments?
We have towels for rent at $2 usd each. The towel may be kept for the length of your stay, however you will be responsible for any laundry required. The towels measure 145cm X 70cm. Lost towels will be charged for at $15 usd.
We rent mobile phone at $2.5 usd per day. We have this service only for our customers. Lost mobiles will be charged for at $100 usd.

What Level of Services do Cartagena Apartments offer to the Landlords?
We have three Level of Services:
Let- Only
· Advice and consultation.
· Competitive Market Analysis.
· Marketing the property.
· Showing prospective tenants around.
· Referencing and credit checking tenants.
· Compiling legal agreements.
· Inventory compilation and other administration.
· Setting up rental standing orders or direct debits.
· Taking the first rental payment plus deposit.
· Handling the distribution of keys.
· Initial liaison between landlord and tenant.
· Providing a statement of your account.
You will be charged a fee of 11% percent of the rental achieved for the duration of the tenancy, with fees continuing at a lower level if the tenancy is renewed.
Letting and rent Collection:
All of the above plus:
· Demanding and collecting the rent from the tenants.
· Passing the rent to the landlord's account.
You will be charged a fee of 16 of the rental value achieved for the duration of the tenancy, with fees continuing at a lower level if the tenancy is renewed.
Fully - Managed
All of the above, plus:
· Inspecting the property at least twice during the tenancy.
· Managing repair work and maintenance.
· Liasing with the tenant on the landlord's behalf over the whole range of property issues.
· Provide access to contractor networks.
· Organising and managing other property administration.
· Some elements of the property investment service may be included.
You will be charged a fee of 21 percent of the rental value achieved for the duration of the tenancy, with fees continuing at the same level if the tenancy is renewed.
